· Condition Surveys
Carrying out site surveys and reporting on the condition of the estate, highlighting outstanding problems and recommending what changes should be made to the existing maintenance regime
· Annual Maintenance Plan Reviews
Assessment of the proposed maintenance plan against condition survey information, facilities management agreement and lifecycle renewal program, making recommendations on any changes required in order to meet contract requirements
· Plant Replacement Program Reviews
Lifecycle replacement programs produced at financial close are often very general in composition. In order to produce a comprehensive and practically achievable program these initial plans together with plant condition and planned maintenance regimes are revisited in order to produce a more accurate picture moving forward
· Development of New Life Cycle Models and Funding Programs
Within P3 projects the Project Sponsors (Investors) hold the responsibility for maintaining and replacing the assets and fabric of the facility throughout the concession period. To facilitate the planning and costing of this task a detailed “Life Cycle Model” of expenditure on replacement and upgrade of equipment and fabric over the life of the project is required.
HCP Canada can facilitate the production of lifecycle models at early stages of the bid, developing these as the design evolves, benchmarking costs against market rates ruling at that time and providing the required costing information to the design team and client.
· Reviews of Existing Financial Life Cycle Models
Once built, a more accurate and detailed cost base can be produced utilizing actual build costs and installed plant information. This in turn better informs the client regarding future replacement programs highlighting potential issues / problem areas, producing a more useful model and helping to increase confidence in the overall plan moving forward
